How We Work
We are a full service design-build firm that has developed a strategic alliance with a registered architect to allow our customers to take their dreams from concept to completion. We provide preliminary estimating and value engineering throughout the design phase to make sure the project matches the budget requirements. Generally, we classify projects in either of two categories.
Ready to Estimate This is the client that already has a complete set of working drawings and specifications. For this client we would:
- Make a site visit to determine existing conditions.
- Perform a detailed estimate of construction.
- Work with the client to value-engineer the project for the intended budget.
Design - Build This is the client that has a dream of what they want to accomplish, but does not have drawings, or worked out the details and specifications of a project. For this client we would:
- Make a site visit to determine existing conditions and discuss the client’s dreams, needs, and budget requirements. If we determine that preliminary drawings and specifications are required, then we would execute a design agreement. However, unlike most design-build firms, a copy of the drawings produced at this stage would be left with the clients. This way the client will have an opportunity to shop the project with other contractors, if they desire. We do this because we are confident that Atlanta Building Company will be the client’s first choice.
- Set up a site visit with the architect to do as-built measurements and to further discuss design ideas. The architect would then produce preliminary design drawings and a set of outline specifications that can be used for estimating, but not intended for construction.
- At this point we would perform a detailed estimate of construction and work with the client to value-engineer the project for the intended budget.
